City housing prices among highest in AB

The median price of a house sold in Lethbridge last  month was the second highest of seven major Alberta communities, and its year-over-year average price growth was nine per cent.

That median price of a home here was $427,740 which trailed only the price in Calgary, which was $595,000. In third place was Edmonton with a median price of $417,000.

In terms of average price, Lethbridge was also second behind Calgary at $439,818. Calgary led the province in June with an average price of $646,000. Edmonton again was third at $431,582.

Lethbridge saw 192 homes sold in June, a six per cent drop year over year. There were 216 new listings, a decrease of 11 per cent year over year. Inventory stood at 306, which was a 15 per cent drop.

And the city had only a 1.59 month supply of homes, which was third lowest of the communities contained in Alberta Real Estate Association statistics. The other communities listed were Medicine Hat, Calgary, Edmonton, Red Deer, Grande Prairie and Fort McMurray.

In the first six months of 2025, 1,028 homes were sold in Lethbridge, down one per cent year to year while there were 1,210 listings, a two  per cent drop.

In the first six months of the year, the average house price here was $414,204 which was third in the province behind Calgary at $636,369 and Edmonton at $432,254. The median price of $400,000 here was also third behind those two cities.

In its market trend summary for June, AREA stated that there was a 4.2 per cent year over year drop in sales, with the biggest seen in row housing and apartments for the fourth consecutive month. New listings were up by 8.5 per cent over 2024 and inventory 19 per cent year over year. In the first six months of 2025, inventory was up 10 per cent.

AREA says that Lethbridge, Medicine Hat and Grande Prairie have the tightest conditions for supply.

Province-wide, 7,963 homes were sold in June, a decrease of 4.2 per  cent from June of 2024. Listings, however, were up 8.5 per cent at  12,333.

Inventory provincially was 20,803 homes in June, a 19.1 per cent  increase over June of 2024 and the monthly was 2.61, a jump of 24.3  per cent.

The average price of detached home in Alberta last month was $607,802, up 1.7 per cent while semi-detached homes sold on average for $527,959. The average  row house price was $383,824 while apartments sold on average for $284,640.
