New condo project to break ground in spring

If all goes according to plan, Lethbridge’s newest landmark residential address will break ground in late spring this year.
The 102 Scenic Drive group is promising unparalleled prairie views, fabulous amenities and upscale living when the 341-unit condominium is constructed. Former Lethbridge resident and president of the Lethbridge Home Builders’ Association, Garry Renkema, is spearheading the development group.
“We’re super excited to get started this year,” he says.
“If everything goes right, I would like to think we would get started by late spring or early summer. That means a lot of things lining up in our favour, but things have gone really well. The City of Lethbridge has been very accommodating and great to work with.”
Renkema says Lethbridge presents an exciting investment opportunity for this project with its stable economy and steady growth despite a difficult economic outlook elsewhere in the province of Alberta at the moment.
“Looking at the Lethbridge market, I have always felt Lethbridge is more of an ag centre with the university and college there,” he says.
“It’s a different market than Calgary or Edmonton. It is not so oil and gas dependent. I feel like the economy is usually pretty slow and steady. At the end of the day, you look at the growth in Lethbridge over the past 20 years – it is pretty consistent. And this particular project, when you are doing market analysis and that type of thing is what really interested us is the fact there is not a lot of product out there that falls in this product type – the higher end condo living, especially, in a concrete building.”
The building will offer numerous amenities for its residents to enjoy once completed, including an onsite greenhouse, a wine cellar, a woodworking shop, a swimming pool and onsite spa and exercise centre, a golf simulator, dog wash and an indoor theatre among others.
“To be able to add this to the landscape in Lethbridge is pretty special,” he says.
“These opportunities don’t come along every day, and it is a very unique opportunity, and I am glad to be a part of it.”
The new six-storey, 341-unit condo would be located essentially between current condos Rio Vista and The View further back on the coulees close to the head of the CP Railway bridge.
On the far edge of the site is the old Galt 1 mine shaft, but this will not be near the eventual site of the building or the parking lot, says Renkema.
“We have gone to great lengths and done a lot of geotech work on the site, and we have done a lot of due diligence,” he confirms.
